Target Market Description

The team conducts Survey and distributes the questionnaires to 20 respondents which are the FEU students. The team conducts its survey at Manila area. The survey focuses about the maintenance of Far Eastern University.

 45% which is the highest stating that jammas is reliable sometimes

 55% which is the highest say that the jammas and reliance are the same when it comes to service.

 80% which is fair stated that jammas is courteous.

 45% of the respondents which is majority are satisfied in the current facilities.

Problem Statement

           

The following are the problems encountered in maintenance:

Problem in Maintenance (Cleaning Services)

 

Comfort Rooms: Most faucets from both female and male bathrooms are not functioning. Some has foul smell, lack of hand soap and tissue papers. Some cubicle doors are not functioning well, and some toilets are clogged. Some comfort rooms especially from men’s there are no trash cans.

 

 

1.      It is seldom to clean by the people assign it

2.      Lack of tissues and hand soap

3.      Sometimes, students are trying to vandalize on the doors of each cubicle.

4.      Some comfort rooms do not have the adequate water

5.      The doors in Alfredo Reyes Hall building, especially in lady’s room, are not in good condition, you can see the people inside the cubicle.

 

 

 

 

 

 

Class Rooms: Some door knobs are broken and its lock system is malfunctioning. Most of the chairs are broken and full of vandals. White boards are stained by permanent markers. Trash cans do not have plastics and some classroom windows and ceiling fans are full of dust. Some classrooms have warm temperature because of broken air-condition and ceiling fan. Wall paints are stained by vandals and some floorings are breaking apart.

 

1.      First thing you will notice is the door. It’s not in the good condition, some doors are not fit on the frame maybe because it’s old and some students playing on it.

2.      Even the doorknob, the metal is not in good form, the lock is broken.

3.      When you enter the class rooms, the chair are broken, so old and lots of vandalism.

4.      The part of window, in Education building, the window there are broken, so old and isn’t nice in the eye of students who’s rooms are there.

5.      In the wall, its good, but there are also lots of vandal

6.      In the air-conditioned, some air-conditioned are retiring soon, but in terms of what they can do, they can do their job good.

7.       When you look at the white board, it is not that good, there are leave marks of lots of professors taught in that room.

VII.      RECOMMENDATION AND BENEFITS

The proposed Quality Improvement Plan focused on the following cited areas of maintenance of the University.

                              A school maintenance programme is an organizational activity carried out by the school community in order to prolong the life expectancy of school buildings, its furniture and equipment. In order to start a school maintenance programme the school building should meet a minimum standard of condition. Maintenance is a continuous operation to keep the school building, furniture, and equipment in the best form for normal use, and to ensure the use of the school building as a shelter in case of an emergency caused by natural hazard events. The school maintenance programme should be systematic and pro-active to prevent the need for repairs. It should have a sufficient staff and budget for proper maintenance.

Comfort Rooms

At present,

a.      1 supervisor of JAMMAS does the rounding over the whole campus every 2hours.

b.      There are only four assigned person, two for ladies and two for men.

c.      Lack of Soap and tissue papers.

d.      Students are irresponsible to maintain cleanliness.

  1. Have at least two or three supervisor to monitor the employees and the surroundings. 
  2. Assigned additional employee to monitor the Comfort Rooms every Hour.
  3. Additional funds by providing every Comfort Rooms hand soap and tissue paper.
  4. Add written information about proper hygiene and using Comfort Rooms.    

In this way, Students will be more aware and informed and making them more responsible in using Comfort rooms. And it will prevent dirt and destruction   

Class Rooms

At present,

a.      Arm chairs are full of vandalism                        

      and some of them are broken.

b.      White boards are stained with   permanent marker.

c.      It takes every one hour in 

     cleaning trashes every rooms.

      black and plastic type to avoid

c.      Inspect every classrooms every 

           minute as long as there is no

          inside the classroom 

       e. Remove and change the paints  

     that are already removed with in               

           1 year.

 In this way, their will be a fine, clean and beautiful ambiance. The students will be more satisfied as well as the professors. It can also be an advantage with competitors.  

Canteens

At present,

          a. There were no janitors involve   

               in cleaning the canteen.

          b. Warm temperature inside

         d. There is undesirable smell

            a. assigned at least 1 or 2  

janitors to maintain cleanliness inside the canteen.

  b. Provide 2 or3 exhaust fan 

      every canteen. And put up 1 

                or 2 air condition.

        c. Clean the tables and other 

           facilities every hour to      

                 maintain it clean.

 In this way, we can avoid dirt and 

 unwanted smells and maintain a                      healthy environment.

AIR-CONDITION

·        Two types of aircon, widow type and split type. Window type can last for 5 yrs, and split type can last for 8 yrs.

·        If a window type of aircon breaks, and cannot be fixed,these are replaced by split types.

·        Inspection and filter cleaning are done twice a month for window type of aircon.

·        General cleaning  of both types of aircon is done every three months

·        There are eight staffs of Espinosa within the university.

·        Inspection and cleaning of aircon are continuously done during summer

·        Customers are satisfied with the quality of service, because they only receive minimal complaints such as  “nagyeyelo yung aircon”

·        At present, the university is inspecting the aircon units twice a month

·        The university has 8 espinosa personnel

·         The university do general cleaning every three months

·        We proposed that the aircon units will be checked once a week, equivalent to four times a month

·        Make it to 10 personnel  within the university to make sure that complaints are  given proper attention and action

·        Since the university uses the aircon inside the classrooms everyday, we propsed that the aircon will be cleaned every two months to avoid minimal complaints.

In this way, it will be maintained well and will result to save fund. The students and professor as well will be satisfied using these facility.

Far Eastern University

Among the buildings on FEU’s campus complex, five by Pablo Antonio garnered recognition for FEU in 2005 from the United Nations Educational, Scientific and Cultural Organization (UNESCO), who bestowed the Asia Pacific Heritage Award for Cultural Heritage on the university for “the outstanding preservation of its Art Deco structures.” The buildings include the Nicanor Reyes Hall, the FEU East Asia College of Engineering and Computer Studies, the Law and Nursing Building, Auditorium/Administration Building and the Science Building. The buildings were constructed over a period of years ranging from 1939 to 1950 and reflect Antonio’s evolution from Art Deco to the International Style popularized in the area after World War II. The Cultural Center of the Philippines also recognized the historical legacy of the buildings with a marker. Other historical buildings on the campus include the 1950s FEU Chapel, FEU Hospital, and the Arts and Sciences Building, which also represent the International Style. THE STRUCTURES serve as a reminder of a prosperous time in the 1920s, when technology was king and the future was boundless. Weathering time and the devastation wrought by World War II, a cluster of five buildings — borne out of a renowned architect’s extraordinary creative talent and a pioneering private educator’s vision — has been recognized for preserving a special architecture and style. The buildings, bearing the distinctive Art Deco architecture of the 1920s, still stand proudly on the Far Eastern University (FEU) campus in Manila. The university was given a United Nations Educational, Scientific and Cultural Organization (UNESCO) Asia Pacific Heritage Award for Cultural Heritage in 2005 for the outstanding preservation of its Art Deco structures. “The UNESCO award was created to recognize private institutions that managed to preserve heritage buildings which are more than 50 years old,” FEU Center for Studies on the Urban Environment (SURE) executive director Joel Oaña told the Philippine Daily Inquirer in an interview. Designed by National Artist for Architecture Pablo Antonio, the five structures are the Nicanor Reyes Hall, FEU East Asia College of Engineering and Computer Studies, the Law and Nursing Building, Auditorium/Administration Building and the Science Building. After studying architecture in London, Antonio was one of those who introduced the Art Deco style in the Philippines, according to Oaña. “The Art Deco movement started in Paris in the early 1920s,” explained the FEU official who is also an architectural designer and researcher. He said the new style was the movement’s answer to the neo-classical architecture predominant during the time. “The old style was patterned after Greek and Roman temples characterized by huge pillars and ornate designs,” Oaña said, citing the Post Office building and the National Museum in Manila as examples of neo-classical structures. The Art Deco style, in contrast, was characterized by rounded corners, clean and basic geometric forms, grooves and elements from Egyptian art. “It essentially depicted the advent of progressive modernization and technology: Borrowing and adapting the streamline forms of cars and other technological products that were gaining popularity during that time,” Oaña said. The new style also reflected the designs of big ships — including railings and portholes details. The “steamship” style is evident in the Nicanor Reyes Hall, FEU’s flagship building, according to Oaña. “Art Deco, which was how people envisioned the future, flourished just before the Great Depression,” the FEU official added. Upon completing one of his major early works, the Ideal Theater on Rizal Avenue in Manila, Antonio was commissioned by FEU founder Nicanor Reyes to construct a school building that would eventually house the university’s library and Institute of Accounting, Business and Finance. Reyes, who obtained his doctor’s degree in accounting at Columbia University in New York, had just returned to the country to establish a school for Filipino accountants. “He wanted to empower Filipinos to become professionals because most of the accountants during that time were foreigners,” Oaña said. The Nicanor Reyes Hall, constructed in 1939, thus symbolized the newfound progressive ideas of Filipino educators during the American era. Antonio later designed four more buildings: the Girls’ High School Building in 1940, Boys High School Building in 1941, the Auditorium and Administration Building in 1949, and the Science Building in 1950. The Girls’ High School, a tropical adaptation of the Western Art Deco style with its thin concrete slabs running parallel to the window tops, was later transformed into the FEU East Asia College. The Boys’ High School, a mirror image of the girls’ building, eventually became the Law and Nursing Building. The Science Building, on the other hand, exemplified the transition from the Art Deco style to the post-World War II International Style. While Art Deco’s architectural geometry was still evident, the building design was simplified to suggest the sleek, taut surfaces of the new style, according to Oaña. Other structures on the FEU campus bearing the “International Style” of the 1950s include the FEU Chapel, the FEU Hospital, and the Arts and Sciences Building. Apart from its prized buildings, the university also takes pride in its landscape architecture, which focuses on the Nicanor Reyes Memorial Square and its collection of bronze sculptures by National Artist Vicente Manansala. Oaña said prominent artists Fernando Amorsolo and Carlos “Botong” Francisco were also commissioned to work on paintings that were later displayed at the university’s Administration Building and chapel. “The university has been able to preserve its buildings because as a private institution, it places a sense of importance in the structures as part of the Filipino people’s heritage,” the FEU official told the Inquirer. Apart from the UNESCO award, the university will also display a special marker recognizing Antonio’s exceptional works on Jan. 25. “The Cultural Center of the Philippines (CCP) will install the marker in recognition of the architectural legacies of National Artists like Antonio,” Oaña said.
